You Own the Rental. You Should Not Have to Run It.
7 percent management fee. Charged only while the property is occupied. No long term contract and no termination fee.
Red Key Real Estate manages rental homes across the Omaha metro. Screening, leasing, maintenance, and monthly reporting handled by one local team, so you can own the property without working it.
Most Owners Call Us for One of Three Reasons
If one of these was your year, you are in the normal range. None of it means you made a bad investment.
You Have Been Managing It Yourself
It worked fine until it did not. A tenant stopped paying, a turnover dragged on for weeks, or a repair call came in on a holiday. Self-managing is manageable right up until the month it is not, and that month is expensive.
Your Manager Went Quiet
Statements you cannot follow. Work orders that sit. Calls that do not come back. Most owners wait far too long to switch because they assume changing companies means losing the tenant. It does not.
You Did Not Plan to Be a Landlord
An estate settled. A job moved. A house would not sell, so it became a rental. You want it run correctly and legally without becoming an expert in Nebraska landlord-tenant law.
What Happens If It Does Not Work Out?
There is no long-term contract and no termination fee. Either side can end the agreement with thirty days written notice, and an email is enough.
That is deliberate. A management agreement you cannot get out of is a company protecting itself from its own service. We would rather earn the next month than trap you into twelve of them.
It also puts the pressure where it belongs. If the reporting is unclear, if a work order stalls, if you simply do not like how it is going, you are not stuck. Most owners never use that clause. Knowing it is there is the point.
Curious what your property should be renting for right now?
One Point of Contact, Not a Contractor List
Tenant Screening
Background check, credit review, income verification, and rental history before any applicant is approved. The single highest-leverage thing anyone does for your property.
Attorney-Drafted Leases
Written for Nebraska landlord-tenant law, not pulled off the internet. It matters on the one occasion it ever matters.
Marketing and Leasing
Professional photos, syndication to the major rental sites, showings, and lease execution handled from vacancy to move-in.
Maintenance Coordination
Vetted local vendors, an online request system for tenants, and move-in and move-out inspections.
Monthly Reporting
Actual figures through the owner portal, available any time rather than only at tax season.
Rent Collection
Online payment, monthly owner disbursement, and year-end tax documents without owner involvement.
Start With the Numbers, Not a Contract
You should know what your property is worth before anyone asks you to sign anything.
Tell Us the Address
That is all we need to start. No account, no application, and no sales call required first.
We Pull the Comparables
We look at what similar homes in your area are actually renting for right now, not what they rented for two years ago.
You Get It in Writing
A market rent range for your property and what full management would cost. Then you decide. There is nothing to sign to get the analysis.
Questions Owners Ask
I already have a property manager. Is switching a headache?
We handle the transition, including lease review and tenant notification. Your tenant stays in place through the transfer. The paperwork is our job, not yours.
My tenant has a lease I did not write.
We review the lease that actually governs the property and work within its terms. Nothing gets rewritten without a reason.
I only own one rental. Is that worth your time?
Yes. A single rental home gets the same screening, leasing, maintenance, and reporting process as a larger portfolio.
What if the property needs work before it is rentable?
We tell you what it needs and what it would cost before you sign anything. There is no required renovation as a condition of taking you on.
How much does management cost?
Management is 7 percent of collected rent, and we only charge it while the property is occupied. If the unit is vacant, you are not paying a management fee. There is no long term contract and no termination fee. Leasing, renewal, turnover and maintenance coordination are billed separately, and we go through every one of them with you before you sign anything.
Who am I actually working with?
Red Key Real Estate is locally owned and operated in Omaha. Broker Kevin Schaben has been licensed in Omaha since 1997.
What areas do you cover?
Omaha, Elkhorn, Bellevue, Papillion, Gretna, Bennington, La Vista, and Ralston. Owners with properties in more than one of these cities deal with a single management team instead of splitting the portfolio.
